- Your visit to Depoe Bay is sure to be a memorable one. There is a resident pod of grey whales which makes its home off Depoe Bay from March through December. Visitors from everywhere come to whale watch either from the new Whale Watch Center, the many shore observation spots or you can take a charter out for a closer look.

• Crashing Waves, Spouting Horns & King Tides
- A huge sea wall runs the length of the downtown area which enables visitors to shop or dine always within view of the ocean. This is the only town on the entire coast with this amenity. Waves run beneath lava beds and build pressure to spout water as high as 60 feet into the air. These are known as spouting horns and are visible during turbulent seas and stormy weather. Getting Around


The Village at North Pointe Condominium complex is located at the north end of Depoe Bay, which is approximately 11 miles south of Lincoln City and 13 miles north of Newport. Traveling from Portland, take Hwy 99W towards Lincoln City (Oregon Coast), follow signs to the coast and that will put you onto Hwy 18, head toward Lincoln City and that will put you onto Hwy 101 (heading South). Stay on Hwy 101 South through Lincoln City 11 miles to Depoe Bay. Look for the “The Village at North Pointe” sign. (The bike path is on the north side right before the entrance.) Parking is provided within the complex parking lot and along the highway.

While Depoe Bay is more well-known for its gorgeous rocky coastline than for beaches, there is beach access only 5 minutes north of the complex off Hwy 101. Make sure to visit the State Park Fogarty Creek Beach for walkable beaches, exciting tide pools, hiking and covered picnic & BBQ areas!
 

Interaction with Guests


BPVR communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7, including our afterhours emergency service.
 

Other Things to Note


All guests staying at a BPVR home/property are required to sign a rental agreement and complete identity registration. Please pay close attention to following the house rules. Non compliance could result in sizable fines. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are emailed 14 days before arrival date (keyless entry).

Any questions regarding reservations will be sent by Inquiry prior to booking or it is assumed you have accepted ALL of the House Rules including those provided below and agree to complete the required e-signature rental contract agreement within 48 hours of your confirmed booking request, (or prior to check-in time of 4:00pm on your arrival date should stay be less than 48 hours to arrival). Rental E-Sign Agreement:
Required e-signature rental contract agreement will be sent by email and must be completed within 48 hours to proceed with your booking defining BPVR guest agreed to reservation terms and conditions and rental policies after booking availability has been confirmed in Airbnb system. A phone call with a representative from BPVR may be required to confirm booking availability

Booking Schedules:
During some seasons, if your reservation dates leave/cause open nights that we cannot rent or less than the required minimum of the date range for the rental season (what we refer to as a "dead night" & we do not offer 1-night rentals), a representative will review the reservation and call you to address the issue before booking confirmation and issuing your e-signature rental agreement (not to a stay we have already finalized with you). We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request  (any partial refund will be overridden to a full refund).

Saturday Arrivals and Departures:
During some seasons, Saturday arrivals or departures requests are subject to scheduling approval/review in our Coast Properties and may not be available (peak and off-peak season), a representative will review the reservation and call you to address the issue before booking confirmation and issuing your e-signature rental agreement (not to a stay we have already finalized with you). We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund).

Same Day Arrival Booking Requests:
We are typically unable to accommodate bookings made on the day of arrival. Should the system permit the booking, a reservation representative will review the reservation and call you to address the issue and a full refund will be offered due to the system issue/error. You may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund).
-- If we are able to accommodate a "same day arrival" booking request, guest agrees the check-in time could be modified up to 6:00pm (PT) depending on availability. The reservation representative will advise guest on options available to them.

Age Criteria:
You must be at least 25 years of age to rent from BPVR and accept the House Rules and rental terms and conditions by elecronic rental agreement. You must be 25 years of age to accept and complete/sign the e-signature rental contract agreement. The rental contract may not be signed/accepted on behalf of underage guests as the agreement states you will be residing in the property. Children are welcome when traveling with a parent or guardian. 

Calendar and Rates Errors:
At times computer system may not sync the calendars or nightly rates correctly due to a system error receiving the over the air data in their computer system. To assist our guests, we have provided our minimum night requirements by season. With your acceptance of the House Rules and rental terms and conditions, you agree that the written minimum nights apply and should a rates issue occur due to invalid computer system issues, we will offer to change your dates, adjust your rates, or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund).

Holidays:
Day of holiday arrivals/departures must be approved due to staff availability and office closure on the following holidays. Early check-in or late check-out requests are typically not available on these dates.:
- Easter Sunday
- Memorial Day
- 4th of July
- Labor Day
- Thanksgiving Day
- Christmas Eve (can be reviewed) & Christmas Day
- New Years Eve (can be reviewed) & New Years Day
Please send an inquiry prior to booking or alternate date options will be sent. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund).

Weather/Travel:
Guest booking in seasons when weather conditions may affect their decision to travel understand they are choosing to do so in full knowledge of the season and agree that last minute requests to cancel or attempts to change stay/reservation dates in these seasons are not honored and no refund or reimbursement applies. BPVR encourages guests to consider available 3rd party travel insurance options for their stays if this is a concern.

Occupancy:
The allowed number of guests or Occupancy is specifically limited to the maximum number of people designated for that particular property and anyone in the property at any time during your stay (24-hours/day) and includes any children 24 months and older (not just sleeping there, includes temporary guests). Information on occupancy limits for a particular unit may be viewed on the BPVR and 3rd party channel site listings (ie, Airbnb, VRBO, etc). Blue Pacific Vacation Rentals by Portoro does not allow “group rentals” in any Blue Pacific Vacation Rentals by Portoro properties, where more than 1 property is being rented; regardless if the property is managed by BPVR, if the group total size exceeds the maximum occupancy of the largest BPVR property rented.

Pets/Animals:
The Village at North Pointe complex is a no animal home and the complex HOA strictly prohibits any animals on the premises. No animals are allowed on premises. Guest acknowledges BPVR is not responsible for any issues or disputes with this posted policy regardless of any paperwork provided/filed or any other policies provided by the Guest. Absolutely no animals of any kind are allowed in the home, kept in vehicles, on back patio decks, in any common areas, or on the premises at any time. Any guests found with an animal on the premises, will be required to vacate without refund and will be subject to fines.

Smoking/Vaping:
The Village at North Pointe complex is a Non-Smoking/Vaping complex. Smoking/vaping of any kind on the premises is strictly prohibited by the Village at North Pointe HOA. Smoking/Vaping is not permitted in the home, on back patio decks, and/or in any common areas at any time. Anyone caught smoking/vaping on the premises, will be subject to fines.

Housekeeping:
The unit will be professionally cleaned prior to arrival and after guest departure. Guests shall leave premises in clean, undamaged condition, similar to the way they found it. The cleaning fee covers laundry, sanitization, and cleaning associated with “normal” use – Departure Procedures: Guest agrees to limited departure procedures for removal of all trash and/or recycles to onsite dumpster, starting the dishwasher, and if the property has an in-unit washing machine to start a load of towels. Guest agrees to fee if list is incomplete on departure. -- Please read the details in your check-in information prior to arrival regarding "Starter Items" as a standard starter item set is provided for all stays.

Equipment Failure:
Although we cannot guarantee the operation of all appliances, utilities and equipment (e.g. Wi-Fi, pool equipment, hot tubs, kitchen appliances, televisions, etc.) our staff makes every reasonable effort to ensure that the equipment, utilities and appliances are in working order. Agents, authorized employees or repairmen may enter the premises for purposes connected with repair, care, or maintenance of the rental property. Any issue must be reported immediately with reasonable response time allowed for resolution. We will do our utmost to have any malfunction repaired in a timely manner. If Guest prevents staff access and/or declines assistance, or reports issue after departure, Guest agrees no compensation applies nor may any further action be taken by the Guest or 3rd party channel (ie, Airbnb, VRBO, etc). BPVR assumes no liability for unforeseeable malfunctions and does not offer refunds for equipment, utility or appliance failure outside the policies of the e-signature rental contract agreement.

Complex HOA Amenities:
Guests staying in the The Village at North Pointe complex will have complimentary access to the HOA complex amenities including onsite pool and hot tub, game room / clubhouse, fitness center and DVD theater. BPVR does not control the hours of operation nor availability to these amenities. While a rare closure can occur, closures are solely controlled by the complex HOA and will not be cause for compensation from Blue Pacific Vacation Rentals by Portoro.

Hot Tub (Private use):
The private hot tub at the property is open and available for guest use year-round. The hot tub is professionally maintained and checked weekly and/or between each guest stay. Any guest issues or concerns must be reported during the stay immediately with reasonable response time allowed for resolution. We will do our utmost to have any issue addressed in a timely manner. If Guest prevents staff access and/or declines assistance, or reports issue after departure, Guest agrees no compensation applies nor may any further action be taken by the Guest (or 3rd party chanel site, iei, Airbnb, VRBO, etc.). Please observe and adhere to all rules and policies as posted at the property and in check-in details regarding safe use of the hot tub. Guest agrees to fee if misuse of the hot tub.

Parking:
There is a two (2) vehicle limit in the complex parking areas. Any other vehicles may be parked on the street in front of the complex. Parking spaces are not assigned and available on a first come basis. Boats, campers, RV’s, etc. cannot be parked onsite or in the underground lot at this complex.

Insurance:
It is strongly recommended that Guests purchase travel insurance because unforeseen and unexpected events can occur before you leave or when you are away from home. 

Specials:
See listing for special details and availability. Specials are not retroactive and must be applied at time of booking. Dates booked cannot contain "dead nights" (See: Booking Schedules) or guest agrees to removal of any special agrees to changes by email or 3rd party channel site Alteration Request for adjusted rate. Midweek Specials apply only to stays Sunday-Wednesday nights (some Thursdays reviewed), and cannot contact Friday/Saturday nights or guest agrees to removal of any special and agrees to Alteration Request for adjusted rate. Bookings received on the day of special posting must be booked after special has posted, prior bookings will not receive special retroactively.

Arrival/Departure Times:
Check-in time will typically be 4pm, with an 11am Check-out time. The following high rental seasons may expect up to a 5pm check-in time: Spring Break, Summer, Holidays. This will allow our staff to ensure we are meeting all cleaning and property protocols. We will attempt to accommodate earlier arrivals and later departure times during our off-peak seasons where possible upon request. Late Checkout requests must be received prior to office closure the day before departure. – If computer system allows guest to “choose” their check-in time, the House Rules still apply; we cannot honor this 3rd party system computer feature nor can the 3rd party booking channels remove it.

Assistance:
-- Any guest issues or concerns must be reported during stay and not on or after departure.
-- For on-site guests needing emergency assistance, the 24-hour Guest emergency services by phone.

Whale Watch is even better in person than the photos show, and we thought the photos were stunning. We stayed here with another couple we travel with often. We all loved that we each had our own private suite. Location is outstanding, easy to find and has wonderful ocean views. The condo is extremely clean. The living room furniture is sooooo comfortable. King beds were a bit too firm for our tastes, but some people like that. Lots of comfy pillows and extra blankets. Kitchen is well stocked. All positive. This is my fifth stay at one of your condos in Depot Bay. and it won't be my last.

Think it has the best veiw of the crashing waves of all the units I have stayed in. Very comfortable and agree with my daughter that it really feels like home. We saw the amazing sunset that was the best I have ever seen in my 82 years. Would recommend this unit to anyone who wants to have comfort and a great veiw of the wild life and crashing waves. Loved it, looking forward to doing it again soon.

Awesome, awesome, awesome! This is the most amazing location for watching whales in the summer. We saw no whales here in October but that was because of the huge storm waves. It was just as awesome to watch the storm as it was the whales. This property is well cared for and well appointed. We have rented many homes and stayed in many rooms on the Oregon Coast in the last 50 years and this one rates at the top!

The agent I spoke with on the phone when I paid the second half of the rental fee was friendly and very pleasant. We were so happy with the #20 unit where we stayed in Depot Bay. The condo was beautiful, well kept and so homey feeling. While our son found Blue Pacific and initiated the rental, our part of the interaction was simple and pleasant to deal with.

We are in love with this adorable condo. It beats a hotel hands down. Comfortable beds, sand buckets for the beach, darling decor, tons of comfy pillows. The fireplace was nice when it got chilly. The kitchen was well stocked. Plenty of room for everyone. The binoculars were a nice touch. We didn't need one thing. Every appliance worked. The dishes, wine bar, laundry, dish soap, and every utensil you could think of. It was also well organized Two master bedrooms! The ocean and whale watching right out the back door They thought of everything a guest would possibly need and more. We will be back! This will be our go to place from now on.
